Does 'absentee owner' mean the house is vacant?+

No. The property may be rented, occupied by family, under renovation, used periodically or vacant. Confirm actual occupancy, agreements, insurance classification and who may access it.

Does living outside the property automatically require City registration?+

No. San Antonio's absentee-owner program has specific definitions and triggers. The City materials describe an owner outside Bexar County and multiple property-maintenance violations within a stated period. Use the current notice and City guidance; do not assume this planner determines applicability.

Is changing my address with the post office enough?+

No. A postal forwarding order does not necessarily change records held by BCAD, the Tax Assessor-Collector, mortgage servicer, insurer, HOA, utilities, courts or the City. Update each source through its official process and verify the next document.

Can I keep a homestead exemption if I do not live there?+

Residence-homestead qualification is fact-specific and controlled by law and BCAD. Do not rely on an old record. Review current eligibility, occupancy dates, any temporary-absence rule and the official account with BCAD.

How often should someone inspect the property?+

There is no universal cadence. Occupancy, lease terms, insurer requirements, condition, weather, prior incidents, vacancy, construction and local rules matter. Set a written risk-based cadence and increase it after storms, freezes, notices, repairs or occupancy changes.

Can a neighbor or relative act as my property manager?+

They may help, but define what they can do, confirm insurance and legal requirements, and avoid giving authority they do not have. Leasing, handling funds, notices, entry and regulated services can create legal or licensing questions.

What should a photo inspection include?+

Use a repeatable route: address/street, each elevation, roofline/drainage, doors/windows, grounds/alley, meters/utilities, each authorized interior area, safety devices and both wide and close images of damage. Preserve originals and timestamps.

What if someone is living there without a written lease?+

Do not assume they are a trespasser or use self-help removal. Document facts and communications, preserve utilities and safety, verify ownership/authority, and get Texas legal guidance before entry, lock changes, notices or removal action.

Should I cancel utilities at an empty house?+

Not automatically. Water, electricity, HVAC, alarms, sump/drainage equipment, freeze protection, insurance conditions, municipal requirements and contractor needs can make shutdown risky. Build a property-specific utility plan.

When should I consider selling?+

After immediate safety and authority issues are controlled, compare the 24–36 month cost, condition trajectory, return, local management capacity, purpose, occupancy rights, title and net sale proceeds. Selling is one option—not the assumed answer.
